PMPO Easement Project: Estimated Costs

If you don't have an easement, and need it, it is priceless. This project is something like insurance. While the costs may seem like a lot, it is an investment that definitely adds value to your property.

1. $250.00 for Title
2. $250.00 for Escrow
3. Approx. $500.00 to $750.00 for Subordination to your lender (perhaps more, maybe less).
4. Surveyor fee--depends on the area and situation. Some areas will have NO surveyor fee. One area already paid $5000, divided between eight landowners to get their road surveyed.
5. Notary fee--there are people that will notarize at no charge on the Mountain. Off the mountain? You might need to go to your bank, or where ever and there may be a charge for a notary.
6. Recording fees--this is a 'per page' charge from the County. It depends on how many pages are included with your particular documents. We have been given an estimate of $70.00 by an escrow company.

Due to the volunteer nature of much of the work involved, completing easements on a case-by-case could easily cost many times this investment.
